Can my landlord keep my full deposit if I move out before the lease ends?

I signed a one-year rental agreement in Addis Ababa but need to relocate for work after eight months. My landlord says the full deposit stays with them because I broke the lease early.

Under Ethiopian lease practice, a deposit is generally meant to cover unpaid rent and damage beyond normal wear — not automatic forfeiture because you leave early. If you gave proper notice and the unit can be re-rented, the landlord typically cannot keep the entire deposit without showing actual loss. Document the condition of the apartment when you leave (photos, witnesses) and keep copies of your lease and payment records.

Breaking a lease early does not automatically erase the landlord's duty to act reasonably. They may claim lost rent, but keeping the full deposit without itemizing deductions is often disputed. Try a written request listing what you believe is owed back; if they refuse, you may need to pursue the matter through the appropriate local housing or court process with your contract and move-out evidence.
